Shanae Welsh is the Owner and an experienced Escrow Officer at Lone Star Title, bringing more than two decades of industry experience to every transaction. Since beginning her career in 2004, Shanae has built a reputation for navigating even the most complex closings with knowledge, efficiency, and a solutions-focused approach.

She specializes in seller finance and other non-traditional transactions and is known for her ability to find solutions when a deal presents unique challenges. Clients and industry partners value her responsiveness, attention to detail, and commitment to making the closing process as smooth and straightforward as possible.

Shanae founded Lone Star Title with a focus on exceptional service, strong relationships, and creating a closing experience where clients and partners feel confident and well taken care of from start to finish.

Outside of work, Shanae enjoys spending time with her husband and daughter. Together, they love to travel and spend time with the horses on their family ranch.

Melanie Copelan

Escrow Officer

Melanie Copelan is a dedicated Escrow Officer known for her exceptional work ethic, attention to detail, and commitment to keeping transactions moving smoothly. Since entering the title and escrow industry in 2020, she has built a reputation for being dependable, organized, and determined to get every closing across the finish line.

Melanie's kind nature and approachable personality help make the closing experience comfortable and stress-free for clients and industry partners alike. She takes pride in staying on top of every detail and ensuring that each transaction is handled with care from start to finish.

Outside of work, Melanie enjoys gaming, all things Disney and Star Wars, and spending time with family and friends.

Mallory Tippetts

Escrow Officer

Mallory Tippetts is a licensed Escrow Officer and an integral part of Team Shanae. With a strong background in finance and a sharp eye for detail, Mallory brings knowledge, organization, and precision to every transaction. Her understanding of the title and escrow industry, combined with her commitment to providing excellent service, helps ensure a smooth closing experience for clients and agents alike.

Known for her friendly demeanor, attention to detail, and positive attitude, Mallory approaches every file with professionalism and care.

Mallory graduated from Utah State University with a degree in Finance. Outside of work, she loves spending time with her husband and their three children.

Dave Jameson

Chief Operating Officer

Dave Jameson is the Chief Operating Officer at Lone Star Title, where he oversees the day-to-day operations of the company and helps ensure the team has the systems, resources, and support needed to deliver an exceptional closing experience.

Before joining Lone Star, Dave spent 20 successful years in technology sales, building a career centered around leadership, relationships, problem-solving, and growth. After two decades in the tech industry, he made the decision to bring that experience to Lone Star and focus his attention on helping build and grow the company alongside Shanae.

Dave brings a thoughtful, solutions-focused approach to operations and is passionate about creating efficient processes, supporting the Lone Star team, and helping build a company known for both exceptional service and a great culture.

Outside of work, Dave enjoys spending time with Shanae and their daughter, traveling, golfing, and spending time at their family ranch.

Karlee Annan

Escrow Assistant

Karlee Annan is an Escrow Assistant and the newest member of Team Shanae. She entered the title and escrow industry in 2025 and has quickly become a valuable part of the team, bringing a strong work ethic, excellent organizational skills, and a commitment to providing exceptional service.

Before beginning her career in title and escrow, Karlee worked for and managed a large grocery store in California. Her experience in management and customer service taught her how to stay organized, solve problems, and keep things running smoothly in a fast-paced environment, skills that have translated naturally into the escrow world.

Karlee is known for her positive attitude, dependability, and willingness to jump in wherever she is needed. As she continues to grow in the industry, she is a wonderful addition to Team Shanae.
